| What are the lease fees and stamp duty? |
|

necessary in the drawing up of a lease.

| How much is the deposit and how is it administered? |
|
The deposit is held in a separate interest-bearing account for the lease
period and renewal period, if applicable, with interest accruing for the
benefit of the tenant. It is usually equal to one month's rental. It must be
stressed that the deposit may not be applied as payment for the last month's
rental. The deposit shall be refunded, less any set-off, to the tenant
within 7 (seven) days from the termination date, save where there are
accounts outstanding relating to any municipal or other services rendered to
the premises or where there are any amounts due or owing by the tenant to the
Lessor.

| What other charges are there apart from the monthly rental? |
|

In addition to the monthly rental, the tenant
must pay for:

- all utilities supplied to the property, including
- sewerage
- refuse removal
- water
- electricity supplied to the property
- all telephone lines connected to the property

| How is payment to Rental Realtors effected? |
|
The monthly rental and all other amounts
payable by the tenant, shall be paid monthly in advance on the first day of
the month. If the first day of a month falls on a Sunday or a public
holiday, then the monthly rental shall be paid on the last business day
before th Sunday or public holiday concerned. Payment shall be made via stop
order, direct deposit or electronic transfer into Rental Realtors bank

| What penalties are incurred as a result of late payment? |
|
Overdue amounts shall attract an interest rate
of 3% (three per cent) above the prime interest, charged from the due date
of payment to the date of receipt. In addition, rental payments received
after the first day of the month shall be subject to an administrative fee
of R150.00.

| What are the tenant's responsibilities? |
|
The tenant's main responsibilities are to care
for and maintain the property, to keep it in a clean, tidy and habitable
condition and to pay the monthly rental, without deduction, on due date. The
tenant is also responsible for general repairs to the interior of the
premises. On reasonable notice, the tenant shall allow the landlord and / or
Rental Realtors access to the property. The tenant may not make any
structural changes or any changes of a permanent nature to the property
without the landlord's prior written consent and undertakes to return the
property to the landlord in good order and condition.

| What are the landlord's responsiblities? |
|
The landlord is responsible for:
|
- the rates and taxes levied on the property
- the insurance of the exterior, roof and structure
- the maintenance and upkeep of the exterior of the premises, including
the roof and outside walls, as well as the hot water cylinder/s

| What are Rental Realtors' responsiblities? |
|
Rental Realtors is responsible for the
administration of the rental, including:
|
- drawing up the lease
- arranging property inspections
- assisting with maintenance on the landlord's behalf
- drawing up a monthly statement of account for the property
- payment of accounts levied against the property prior to the transfer
of funds to the landlord

| What is Rental Realtors' commission? |
|
Rental Realtors charges 10% of the monthly
rental in commission.
